Overview

A neutral decision, grounded in the evidence.

The umpire enters an appraisal only to resolve the items the two appraisers cannot agree on. The role is impartial by definition. I owe nothing to either party and decide each disputed item on the documentation and the construction reality in front of me.

My background lets me read both appraisers’ positions critically: where scope is overstated, where it is understated, what the repair genuinely requires, and what the line-item pricing should be. The award is reasoned and documented so both sides can see exactly how it was reached.
