Cause, extent, and defensible cost.

Property damage disputes usually come down to three questions: what caused the damage, how far it actually extends, and what it costs to repair correctly. I analyze the loss at the assembly level and document a defensible answer to each.

The estimating is done in the same platforms the carrier uses, Xactimate and Symbility, so the cost figure is credible and comparable line for line. The construction background means the scope reflects the work the repair genuinely requires, not a number inflated or trimmed to fit a position.

Evaluating the reported peril against the observed conditions to determine what actually caused the damage and to identify unrelated or pre-existing conditions.

Documenting the true reach of the damage at the assembly level, so nothing legitimate is missed and nothing unrelated is included.

Repair estimates built in Xactimate or Symbility, priced to the work the restoration actually requires.
