When the carrier and the policyholder agree that a loss is covered but cannot agree on what it costs to repair, the policy’s appraisal clause resolves the number. I serve as a party-appointed appraiser and value the damage on the merits.
Appraisal is a dispute-resolution process written into most property policies. It settles the amount of a loss, not whether the loss is covered. Each side names an appraiser, the two appraisers agree on everything they can, and any remaining items go to a neutral umpire.
I bring a builder’s understanding of what repairs actually cost and fluency in the same estimating platforms the carrier uses, Xactimate and Symbility. The valuation reflects real-world scope and pricing rather than a number pulled to favor whoever appointed me.
I document the full extent of the damage and the work genuinely required to restore it, item by item, so nothing legitimate is left out and nothing is invented.
Estimates built in Xactimate or Symbility, priced to local cost data and defensible line by line against the opposing appraiser.
Nearly thirty years of general contracting behind the assessment, so the scope reflects how the building actually goes back together.
My valuation reflects the damage, not the party who appointed me.
Policyholders, public adjusters, carriers, and counsel on either side of a stalled claim who need a qualified, construction-grounded appraiser to value the loss accurately.
